Q Developments, a leading Egyptian real estate developer, celebrated the handover of units in the first phase of its Q North project on Egypt’s North Coast during a special gala held on Friday, August 14. The event was attended by the company’s senior management, as well as a large number of Q North clients and homeowners, and with entertainment by Superstar Jannat who sang some of her most memorable songs marking a significant milestone as the project enters a new phase of actual delivery and occupancy.
The company announced the completion of the units scheduled for delivery to clients in 2026, while simultaneously beginning the handover process for a number of units originally scheduled for delivery in 2027—one full year ahead of their contractual delivery dates. This milestone reflects the project’s strong construction progress, Q Developments’ commitment to its delivery schedules, and its ability to exceed planned timelines in a manner that creates additional value for its clients.
In this context, the company stated that it has a land portfolio spanning 260 feddans, with a total value of approximately EGP 22 billion, reflecting the scale and diversity of Q Developments’ real estate portfolio and its capacity to expand into major projects during the coming period.
Q North: A Fully Integrated Coastal Destination.
Q North – Sidi Abdel Rahman extends across a total area of 100 feddans and is strategically located at kilometer 136 on the Alexandria–Marsa Matrouh Road, in one of the North Coast’s prime locations. The project is among Q Developments’ developments that have reached the “Delivering Now” stage.
The project’s master plan is characterized by low-density development. Approximately 80% of the units are two-story buildings, while only 20% comprise units ranging from two to three stories, enhancing privacy and preserving the project’s calm and balanced character.
Water features are central to Q North’s design, with 100% of the project’s units enjoying direct water views or waterfront views, providing homeowners with an integrated coastal lifestyle and adding distinctive value to the units.
Q North features an 18,000-square-meter Crystal Lagoon, in addition to 21 swimming pools thoughtfully distributed throughout the Project. The project also includes Lagoons and waterways, reinforcing the prominence of water elements across the development and providing residents with a wide variety of views and recreational spaces.
The project also includes a fully integrated commercial mall covering 34,650 square meters, with approximately 700 meters of frontage along the main road, in addition to a parking area accommodating around 500 vehicles. The commercial component is designed to provide a diverse range of retail, service, and entertainment offerings for both residents and visitors.
The hospitality component of Q North is anchored by the Novotel Sidi Abdel Rahman, built on an area of 4.5 feddans and offering a capacity of 240 rooms and suites. This further strengthens the project’s position as a fully integrated coastal destination combining residential, hospitality, entertainment, and commercial offerings.
During the celebration, Eng. Ahmed Thabet, Chairman of Q Developments, delivered a speech marking the occasion, saying:

Thabet emphasized that the first-phase handover represents an important milestone in the history of both the project and the company, reflecting Q Developments’ philosophy of placing the fulfillment of its commitments to clients at the forefront of its priorities. He explained that the early delivery of units scheduled for 2027, a full year ahead of schedule, reflects the volume of work completed on the ground, as well as the efficiency of the company’s operational, planning, and monitoring systems. He emphasized that the objective is not merely to meet delivery schedules, but to achieve construction progress that enables early handover while maintaining quality standards across all elements of the project.
He also highlighted the project’s key figures, which reflect Q Developments’ philosophy of creating a fully integrated coastal community—from its 100-feddan footprint, the 18,000-square-meter Crystal Lagoon and 21 swimming pools, to ensuring waterfront views for every unit, alongside the 34,650-square-meter commercial mall and the 240-room-and-suite Novotel hotel.
The celebration brought together Q North clients and homeowners with the company’s management to mark the project’s transition from construction and development phases into an established coastal community welcoming its residents. Egyptian singer Jannat performed at the gala, entertaining guests with a selection of her most popular songs and drawing enthusiastic interaction from the audience. The Q North handover celebration thus became a memorable summer evening at the North Coast, bringing together company management, clients, and homeowners in a festive atmosphere.
